Steam Vapor Commercial Cleaning Services in Minneapolis & St. Paul
Grout is porous. It soaks up mop water, and whatever is in that water dries inside it: body oils, grease tracked in from the kitchen, soap residue, and urine around the base of fixtures. Over months that layer builds up, holds odor and gives bacteria a place to settle. Adding more cleaner rarely helps. Chemical left behind on the floor turns tacky and pulls in the next round of soil even faster.
Steam fixes that with heat instead of more chemicals. Vapor at 300°F loosens grease, body oils and soap film in seconds, and our extraction tools pull the loosened soil and water off the floor instead of leaving it to dry back into the grout. You get floors that look clean, not just damp.
Low-moisture vapor also gets into the places a mop and a wipe can't reach: around toilet bases, partition hinges, faucet aerators and the seam where the floor meets the wall. Those are usually the source of a restroom smell that never quite goes away. Because vapor uses so little water, surfaces dry in minutes and the room goes back into service the same night.
We deploy steam where buildup matters most: restrooms, commercial kitchens, locker rooms, fitness floors, kennels and exam rooms. Most clients add monthly or quarterly steam sessions to their janitorial routine. Done on a regular schedule, it stops grout from setting into permanent discoloration, cuts down on odor complaints and puts off the day you have to pay for regrouting or new tile.

Low Moisture
Our steam cleaning processes is designed to be low moisture so the collateral mess is nonexistent.
Every Square Inch
With our various fittings we can access impossible to reach spaces and give high-fives after we're done.
Two Services With Endless Possibilities
Two kinds of steam, used where each one works.
Commercial Kitchens: This Is For You
Hot-water steam extraction for floors that a scrubber and mop no longer get clean. Best for restrooms, lobbies, kitchens and locker rooms with ceramic, porcelain or quarry tile.
Kitchen Tile Degreasing
Quarry tile and anti-slip tile hold grease in their texture, which makes floors slick and gives drains a smell. High heat breaks down that buildup so it can be extracted, not just spread thinner. We work after close and leave the floor dry before prep starts.
Commercial Kitchen ServicesTile & Grout Deep Clean
We pre-treat the floor, agitate the grout lines by hand and machine, then run a hot-water extraction tool that rinses and pulls the soil out in one pass. Most floors come back several shades lighter after the first visit.
Floor Care ServicesHood Degreasing
We leave the pressure washers at home and use a much more effective and efficient process to completely clean your kitchen hood. The combination of heated degreaser, 125 PSI, and 300° steam vapor we get the job done right.
Specialty Cleaning ServicesBringing The Heat To Sanitize Your World
Low-moisture "dry" vapor for surfaces and fixtures. The steam leaves the tip hot enough to break down grime and biofilm but carries so little water that it's safe around most finishes and dries almost immediately.
Restroom Fixtures & Partitions
Toilet bases, urinal surrounds, faucet aerators, partition hinges and the gap where the floor meets the wall. These are the spots that hold odor, and they're where vapor makes the biggest difference.
Deep Cleaning ServicesLocker Rooms & Fitness Centers
Shower walls, benches, rubber-tile seams and equipment frames. Steam takes off soap film and body oil without leaving residue behind on surfaces people touch with bare skin.
Health & Fitness Center ServicesKennels, Exam Rooms & Food-Contact Areas
For spaces where chemical residue is a concern, such as animal runs, exam tables and food-prep surfaces, vapor removes soil with little or no chemical. When a space requires an EPA-registered disinfectant, we apply it after steaming, per label dwell time.

Common questions about steam cleaning
No, and anyone who tells you otherwise is overselling. Steam at high temperature removes soil, grease and biofilm very well, and that removal is what makes disinfection effective. But steam is not an EPA-registered disinfectant. When your facility needs one, as most medical, veterinary and fitness spaces do, we apply a registered product after steaming and follow its label dwell time.
Not on sound ceramic, porcelain or quarry tile with intact grout. Steam can loosen grout that's already cracked or crumbling, so we check the floor during the walkthrough and point out weak spots before we start. We don't steam natural stone like marble or limestone without testing first, and we skip it entirely on unsealed wood and laminate.
High heat can wear down older or lower-grade sealers over time. If your grout was sealed in the last year or two, tell us during the walkthrough and we'll adjust the temperature and pressure. Many clients choose to reseal after a deep clean, since clean grout holds sealer better anyway.
It depends on traffic. High-use restrooms and commercial kitchens usually need it monthly. Locker rooms and fitness areas, every one to two months. Most office restrooms and lobbies hold up well on a quarterly schedule. We'll suggest a frequency after we see the floor, and adjust it once we know how fast it soils.
Vapor steaming on fixtures and walls dries in a few minutes. Floors cleaned with hot-water extraction are usually walkable within 30 to 60 minutes, faster with air movers. We schedule after hours so the space is dry and ready before your staff arrive.
Heavy grease or years of buildup gets a pre-spray to start breaking it down, and disinfection needs a registered product. Steam lets us use much less chemical overall, and on many surfaces we use plain water. If you need a fully green process, we'll build it around [Green Seal or EPA Safer Choice] certified products.
Yes, and that's how most clients use it. We add it as a scheduled visit on top of your nightly cleaning, whether we're your janitorial provider or not.
